Tom Nguyen represented the buyer in the acquisition of a 33.76-acre campus currently occupied by Fortune 100 company Raytheon for $75.5 Million.

Located at 1801 Hughes Dr., Fullerton, California, the Raytheon campus consists of 405,130 square feet of buildings on 33.8 acres in a prime Sunny Hills location of Fullerton. 

Brookhurst Asian Plaza – $21.75 Million

Tom Nguyen represented the Buyer in the acquisition of the “Rancho Brookhurst” retail center located in Garden Grove, CA. The center is uniquely located in the heart of Little Saigon – a thriving community of over 7000 Vietnamese owned businesses and home to the largest population of Vietnamese outside of Vietnam. The Asian themed center consists of approximately 44,700 SF of GLA situated on approximately 3.87 acres of land. The center was 98% occupied at the time of purchase.

Blue Pavilion Asian Plaza – $15.5 Million

Tom Nguyen represented the Buyer of the “Blue Pavilion” retail center in Garden Grove for $15.5 Million. The property is located in the heart of “Little Saigon” – home to the largest population of Vietnamese outside of Vietnam and includes a business district that features over 7000 Vietnamese businesses and services. The center consists of approximately 39,700 SF of GLA, situated on approximately 2.34 acres of land.

300+ unit residential subdivision in Arcadia, CA

270+ unit Residential Development in Arcadia – $58.5 Million

Tom Nguyen represented the Seller in the sale of the prime development site to Brookfield Residential for $58.5 Million. Brookfield will offer first in class housing options as one of the largest housing developments to hit the San Gabriel Valley. The project is situated on 12.05 gross acres which currently has a tentative map approval for over 270+ home gated subdivision.

Anaheim Medical Building – $17.5 Million

Tom Nguyen of Real Capital Inc. represented the Seller in the sale of a prime 6 story medical and professional building located on over 5 acres in Anaheim. The property is conveniently located close to the Anaheim Regional Medical Hospital and Kaiser Permanente. The property was acquired by an owner/user for $17.5 million.

Walmart & Shoppes – Torrance, CA $55.5 Million

Tom Nguyen represented the Buyer in this Wal-Mart Anchored Trophy Asset (20 Year Wal-Mart Lease) in an irreplaceable coastal location in Torrance, CA. This is one of the highest grossing Walmarts in the nation. Includes about 50,000 sf of inline retail shoppes. The retail pad fronting Walmart has been recently ground leased to Fast 5 Car Wash.

Little Saigon Land 2.49 Acres – $8.76 Million

Tom Nguyen Represented the Seller in a prime 2.49 acres located in the Little Saigon Business District of Orange County directly fronting 1st just of Newhope St.  The property is zoned commercial and industrial but has the potential for mixed-use residential.  This is located in the heart of Little Saigon – a sprawling business district consisting of thousands of businesses catering the the largest Vietnamese population outside of Vietnam.

La Puente, San Gabriel Valley, 3.9 Acres

Tom Nguyen represented the Buyer in a 3.9 acres assemblage in a dense infill area of the San Gabriel Valley in the City of La Puente. The assemblage consists of a church building on approximately 2.79 acres and two adjacent parcels facing Azusa Ave totaling about 1.12 acres. The church parcels are zoned A-1-6000 (up to 9 du/acre) and the two parcels facing Azusa are zoned General Commercial with an overlay that allows up to 50 du/acre. All 4 parcels are listed in the County of Los Angeles’ Housing Element inventory list.
